Some developments take years to unfold. Others suddenly gather momentum and transform entire ways of working in a remarkably short time.<\/p>\n

Corporate Real Estate and Facility Management is currently at exactly such a turning point.<\/p>\n

In recent years, individual digitalization topics have often taken center stage. BIM, IoT, CAFM, mobile applications, and artificial intelligence have each been explored, discussed, and implemented in projects in isolation. But the real challenge is only just beginning. After all, the decisive competitive advantage does not come from companies using as many digital tools as possible. It comes from connecting information intelligently.<\/p>\n

This year\u2019s Technology Days were dedicated to this and many other topics, which we\u2019d like to review in this article.<\/p>\n

The information already exists. It is simply not where it is needed.<\/strong><\/h3>\n

Organizations have never had access to more information about their buildings, assets, and infrastructure than they do today. BIM models, ERP systems, CAFM solutions, energy management platforms, IoT applications, digital twins, CAD drawings, and document management systems generate millions of new data points every single day. Digitalization has led to an unprecedented abundance of information.<\/p>\n

Paradoxically, this makes it increasingly difficult to find exactly the information needed at the crucial moment.<\/p>\n

Anyone trying to understand a technical asset today rarely opens just one application. More often, they have to open ten. Master data resides in the ERP system. Maintenance histories are stored in the CAFM platform. Sensor values come from an IoT platform. Technical documentation is managed in the DMS. Planning information is found in the BIM model, while the current statuses somewhere in between. The data already exists. It simply does not communicate with each other.<\/p>\n

We are convinced that this is precisely where the next major technological leap in facility management begins.<\/p>\n

In the future, the key question will no longer be which systems an organization uses. Instead, it will be whether these systems, when working together, are smarter than each one on its own.<\/p>\n

That is why, with the Visual Intelligence Platform<\/a>, we are not simply developing yet another software solution. We are developing a new information architecture for building operations.<\/p>\n

Instead of copying data or replacing existing applications, the platform links information from a wide variety of sources within a shared spatial context. BIM models, photorealistic digital twins, CAD drawings, point clouds, GIS data, and information from SAP, CAFM, energy management, and other specialized systems merge into a single, consistent knowledge layer.<\/p>\n

Information is no longer searched for through menus, folder structures, or system boundaries. It appears right where it is generated, directly at the building, the facility, or the technical asset. The physical location becomes the digital entry point. A single click on an object is all it takes to make all relevant information from every connected system available, regardless of where that information originated or which application it is maintained in.<\/p>\n

We believe that this is precisely where the next stage in the evolution of digital facility management lies: not in constantly creating new applications, but in intelligently linking existing information so that it feels like a single system to the user.<\/p>\n

Ultimately, it is about making knowledge available precisely when it leads to better decisions.<\/p>\n

Artificial intelligence is only as good as the context it works in.<\/strong><\/h3>\n

Hardly any other technology topic is currently being discussed more intensely than artificial intelligence. At the same time, we\u2019re seeing a growing sense of disillusionment in many conversations with prospective clients. While impressive chatbots and language models can answer many questions, general answers are no longer sufficient when it comes to critical business processes.<\/p>\n

The real challenge is not the capability of the models themselves. It is the quality of the information they receive.<\/p>\n

AI can only work with what it knows. If it is fed millions of unstructured documents, data sets, and pieces of information without any subject-matter context, the likelihood of incomplete or incorrect answers inevitably increases. That is precisely why we do not see artificial intelligence as a standalone technology. We view it as an integral part of an intelligent information architecture.<\/p>\n

Our approach is to provide AI with the domain-specific context it needs to deliver reliable results. Systems know their documents. Documents know their technical relationships. Processes know their dependencies. Permissions are preserved. Data models provide additional structure. Individual pieces of information become part of a connected knowledge network that AI can navigate with confidence.<\/p>\n

This fundamentally improves the quality of the results. Instead of searching through hundreds of thousands of documents for an answer, the AI works exclusively with the information that actually pertains to an object, a piece of equipment, or a process. This significantly reduces hallucinations and makes answers traceable, transparent, and verifiable.<\/p>\n

Built on this foundation, entirely new applications become possible that go far beyond traditional chatbots. Documents are automatically classified and analyzed, inspection and maintenance logs are processed intelligently, help desk requests are categorized automatically, technical information is made available directly at the asset, and energy data is analyzed for anomalies and optimization opportunities. At the same time, semantic relationships, graph structures, and rule-based logic lay the groundwork for artificial intelligence to not only recognize patterns but also understand context.<\/p>\n

Another key topic at the Technology Days was the introduction of standard modules.<\/p>\n

With our new standard modules, we are pursuing a clear approach: standardized processes can be put into production immediately while offering sufficient flexibility to accommodate future custom requirements.<\/p>\n

Following the initial standard modules for asset management and fleet management, the next solutions will be introduced with the release of Version 2026.2 this autumn, including new functionality for maintenance management. These solutions focus on clearly defined roles and streamlined user interfaces.<\/p>\n

Future readiness starts with the decisions you make today<\/strong><\/h3>\n

Alongside technological innovations, this year’s Technology Days focused primarily on the strategic issues that many companies are already grappling with today.<\/p>\n

A key topic here is the future SAP strategy. With the phase-out of SAP RE-FX and the transition to SAP S\/4HANA, many organizations are faced with the task of reassessing their entire system landscape. We support our customers on this journey with a clear objective: maximum future-proofing combined with the greatest possible independence. Through standardized BTP interfaces, we enable powerful and sustainable integration into modern SAP architectures without having to sacrifice the strengths of a specialized CAFM solution.<\/p>\n

We are equally committed to further developing our BIM-to-FM approach. After all, the true added value of a BIM model is realized not during the design phase, but over the decades of a building\u2019s operation. Success depends not on the amount of information available, but on transferring exactly the data needed for operations, maintenance, and facility management in an intelligent and practical way.<\/p>\n

As digitalization advances, issues such as information security and cybersecurity have become increasingly important. That is why we continuously invest in expanding our security architecture, from regular penetration tests and external security audits to ISO 27001 and TISAX certification.<\/p>\n

At the same time, we continue to expand our international partner network.
